
In the hills of Emilia-Romagna, an industry that predates the Renaissance is quietly facing a very modern stress test. Italy’s Parmigiano Reggiano producers rely on a financing system built around vaults – literal “cheese banks” – where wheels of the cheese age for one to three years or more before they’re sold. Record summer heat is now pushing on that system from multiple directions at once: storage costs are climbing, electricity demand is spiking, energy prices are elevated in part because of the war in Iran, and the cows themselves are producing less milk, since animals subjected to temperatures above 104 degrees Fahrenheit spend more time lying down rather than grazing and producing. None of that is catastrophic on its own. But the mechanics of how this centuries-old system actually works turn out to illuminate something surprisingly relevant to one of the biggest unresolved questions in modern finance: what happens when the value of collateral can’t be counted on to hold.
The financial engineering behind Parmigiano Reggiano exists to solve a simple cash-flow problem. Producers can’t wait years for a wheel of cheese to fully mature before seeing any return on it – they need steady, recurring income to keep operating. The solution the industry settled on generations ago is to use the aging wheels themselves as loan collateral: farmers hand cheese over to banks, which store it in dedicated warehouses and extend credit against its value, letting producers get paid well before the cheese is ready for market. It’s a system built on an unusual but genuinely favorable property of the underlying asset – the cheese doesn’t just sit there depreciating while it waits. It gets more valuable as it ages, which means the collateral backing each loan is actually strengthening over the life of the loan rather than eroding.
That appreciating-collateral model is exactly why the arrangement has proven durable enough to survive eight centuries of Italian economic history, wars, and now a summer of record heat. Credem, a major Italian commercial bank whose subsidiary runs two large warehouses handling roughly 2.3 million wheels of cheese annually, says it has never lost money on these loans. The Parmigiano Reggiano Consortium – the producer-owned body that governs and certifies the cheese – has stated plainly that production isn’t currently at risk from the heat wave. The stress is real, in other words, but it hasn’t yet reached the point of actually undermining the collateral’s value or the financial system built on top of it.
That last detail is the crux of why this story matters beyond Italian dairy farming. The entire lending arrangement works because the underlying collateral appreciates predictably over a known, finite timeline. A bank extending credit against a wheel of Parmigiano knows, with reasonable confidence, that the cheese will be worth more in eighteen months than it is today – the aging process itself is the value-creation mechanism, not a risk to be hedged against.
Contrast that with a very different kind of collateral now being used to finance an enormous and rapidly growing pool of debt: GPUs, the specialized chips that power the AI processing boom. Increasingly, these chips are being pledged as collateral for large loans financing AI infrastructure buildouts – data centers, training clusters, the physical backbone of the current AI investment surge. The problem is that GPUs behave almost exactly opposite to aging cheese. Rather than appreciating with time, they’re subject to rapid technological turnover, where each new generation of chips tends to make the previous generation less valuable, not more. As one legal analysis from the firm Bird & Bird put it, rapid technological advancement can produce accelerated depreciation that leaves loans under-collateralized – meaning the asset backing the debt can be worth meaningfully less by the time repayment matters than it was worth when the loan was issued.
The contrast is almost too clean to be coincidental once you see it laid out: cheese as collateral is a bet on a maturation process that reliably adds value over a fixed, predictable timeline, backed by centuries of institutional experience validating that the bet consistently pays off. GPU-backed debt is a bet that a fast-moving technology sector won’t outpace the depreciation assumptions baked into the loan – a bet with far less historical grounding, given how compressed AI hardware generations have become and how aggressively chipmakers are racing to ship faster, more efficient successors.
That doesn’t mean the AI lending boom is doomed to replicate a financial crisis; it means the fundamental question lenders are implicitly answering – will this collateral still be worth what we think it’s worth when we need it to be – has a much less certain answer for silicon than it does for aged cheese. Banks financing cheese wheels have eight hundred years of evidence that their collateral appreciates on schedule. Banks and investors financing GPU-backed AI debt are making a comparatively fresh bet, in an industry defined by the very rapid obsolescence that undermines the whole premise of collateral value holding steady. Cheese, as it turns out, ages into worth. Chips are built to become obsolete – and the debt stacked against them doesn’t get to opt out of that timeline just because the market is excited about what those chips can currently do.
